Welcome to day one of the Adirondack Coast‘s coldest season. Today is the winter solstice, the first official day of winter, and — more importantly for the likes of my mother and others who favor longer days and shorter nights — the threshold between the briefest day and the most prolonged night and imperceptibly-but-steadily lengthening daylight. If you live in the North Country it seems peculiar that winter should only have just begun given several weeks of wintery weather. Seasonality, in these parts, might suggest a slightly earlier autumn-to-winter transition, closer to Thanksgiving than to Christmas.
But the choice is ours to remark and not to make, so we soberly observe this hibernal milestone with tempered optimism that sunnier days await us on the other side. And, for the astronomically exuberant, it’s time to celebrate. Cheers!

But, as with most tidy transitions, this threshold isn’t actually so tidy. Winter solstice may mark the shortest day and the longest night of the year, but the sunrise and sunset equation is slightly more muddled.
The bottom line: mornings will get a bit darker until early January, but we’ve already gained a few minutes of evening light. On balance, daylight will start to increase after Dec. 21, even as winter’s coldest days still lie ahead. So let’s focus on the lengthening days. And, if those increasingly cold days ahead bring snow, then let’s focus on that as well. After all, winter — proper, snowy winter — is one of our four favorite seasons of the year at Rosslyn! It’s a time for dog adventures, cross-country skiing, snowshoeing, alpine and telemark skiing, bird feeders flush with avian wildlife, and that unique flavor or crystal clarity that only a subzero morning can catalyze.

And speaking of colder days ahead, this screenshot from Dark Sky appears to corroborate the generalization, albeit with a curious exception on Friday. Winter is here, and it looks probably that we’ll be able to enjoy a white Christmas (unless Friday’s warm weather melts the existing snow and delivers rain instead.)
In closing, note that the handsome Labrador retriever atop this post is not Carley, our current dog, but Griffin, a prior pal-o-mine. We lost him just over two years ago, and the ache hasn’t subsided. Maybe with longer, colder days ahead…

As it turns out, the snow-blizzard-cum-bomb-cyclone that hepped up meteorologists and newscasters, snarled traffic across the country, and added a decidedly wintery twist to the Christmas holiday for many across the country impacted us two totally opposite ways, one good, the other bad. Ever the optimist, I’ll launch with the glorious news: the icehouse rehabilitation is now officially weathered in. The ZIP System installation is complete, ensuring a weatherproof envelop around the months of winter work ahead. Hurrah!
The icehouse‘s original 2-ply T&G sheathing is now 100% encases in structural insulated panels, and all of the seams are taped. The ZIP System insulated panels appear to have served us well, and just in the nick of time. Although the worst of the weather, fortunately spared us.
The winter storm became a bomb cyclone on Friday as it tore through some of the country’s major cities… Atlanta, Boston, Chicago and New York are seeing wind gusts higher than 45 to 55 miles an hour, among other hazardous conditions. Buffalo was the hardest hit Friday, with wind gusts of up to 70 mph, said Greg Carbin, a meteorologist with the National Weather Service. Although winds and snows fortunately were not a problem at Rosslyn, we did receive a lot of rain, rain, rain. But just barely completed ZIP System installation ensured that the icehouse was spared the damaging effects of driving rain, flooding, etc. Phew.
The photo essay below offers glimpse behind the scenes — Hroth, Matt, Pam, and Tony hustling to complete the ZIP System installation before the storm and before everyone headed off for Christmas vacation. And this brings me to the not-so-good news…
Hroth was planning to spend Christmas with his 91 year old father in California. Flights? Check. Packed? Check. All systems go? Check. But after driving 2 hours to the Albany International Airport on Thursday morning, he learned that his flights (and basically all incoming Southwest flights to Pasadena) had been preemptively canceled. After exploring options, Hroth accepted that he would be unable to celebrate Christmas with his family. He climbed back into his car and drove two hours back to Rosslyn.
Susan and I deeply lament Hroth’s unfortunate luck, especially because we’re well aware that departing earlier and postponing completion of the ZIP System installation would likely have permitted him to fly to California earlier. And so, we realize that prioritizing the weatherproof sheathing over vacation travel positively effected the icehouse rehab and adversely effected Hroth and his family. I am sincerely sorry.

In the photo above Hroth is just starting out with ZIP System installation on the east facade. Note the newly installed flashing and custom copper drip edge that helps weatherproof the building’s cladding with accurate design integration templated from Rosslyn’s other historic buildings.

The north and south facades were completely installed approximately two weeks (see “Zipping up the Icehouse” for a gallery and overview), so tackling the south and east elevations at once brings the project to completion. In the photo below Tony’s own weatherproofing gives a hint to how cold it was as the team raced the weather toward the finish line.

With the south side complete it was time to load up the nailgun and finish up the east side. In addition to the slightly blurry action shot of Hroth rebooting for the final push, the photo below offers an intriguing look both inside and outside the icehouse, inviting contemplation of how this same perspective might look early this summer.

Once the panels are fully secured, it’s critical to seal all of the seams with ZIP tape to fully weatherproof the sheathing.

I’ll wrap up this bittersweet installment with heartfelt thanks to the team for seeing this critical project through to completion to ensure that increasingly inclement weather (we are after winter solstice, after all) spares the icehouse AND similarly heartfelt regrets that Hroth has been stranded at Rosslyn, unable to join his family for the holiday.

Although long overdue, toooooo long long overdue, today I’d like to introduce The Farm in Cossayuna. Or reintroduce it, for those of you who’ve been with me for a while. I refer to it often, and yet I don’t usually contextualize my reference in any sort of useful manner. It’s as if I unconsciously assume everyone knows what I’m referring to when I weave The Farm in Cossayuna (aka “The Farm“) into a conversation, a blog post, a social media update. Why? Not sure. Maybe the omnipresence of The Farm as a defining point of reference in my own life?
This upstate New York farm property figures prominently in the childhood memories underpinning my Rosslyn obsession. It was also my first experience of preservation by neglect. And judging from my most recent visit a decade ago, it looks likely that this once-again-woebegone holding may be depending upon the mercy of preservation by neglect once again. But I’ll flesh that out in a moment. First let’s fill in the backstory a little bit.
One of the first (if not the first) mentions of The Farm on Rosslyn Redux was back in May 31, 2011 when this blog was still young.
My parents, living and working in New York City, had purchased an 1840s farmhouse on 85 acres near Greenwich, New York five months after getting married. I was born less than two years later.
Although The Farm served primarily as a weekend getaway for the next five years, it dominates the geography of my earliest childhood. A stream of nostalgia gilded memories flow from this pastoral source: exploring the time-worn barns, absent livestock except for those conjured up by my energetic imagination and the swallows which darted in and out, building nests in the rafters, gliding like darts through dusty sunbeams; vegetable gardening with my mother; tending apple, pear and quince trees with my father; eating fresh rhubarb, strawberries and blackberries; discovering deer and raccoons and snakes and even a snapping turtle. And a few months later on September 29, 2011 I returned to the same theme.
My idealized notion of a country house had its roots in a small farm that my parents had bought in Washington County while still living in New York City in the 1970s. Initially a getaway for my recently married parents trying to balance life and careers in New York City and later, albeit briefly, a full time residence, The Farm underpins my love for countryside and provides my earliest childhood memories.(Source: Abandoning City Life)
Sadly, I don’t know when this farmhouse was originally built but it was ours four about seven years. My mother confirmed this afternoon that they sold The Farm in 1977. And yet forty five years later I’m still dusting off memories and drawing upon The Farm’s wellspring of influence for my homing projects.
Preservation by Neglect: The Farm
If we contemplate The Farm in Cossayuna through the lens of preservation by neglect, there are at least two timeframes to focus on: the period prior to 1970 when my parents purchased the property, and the period after 1977 when my parents sold the property. Both are interesting, and I’d like to touch briefly on both.
But first let’s refresh the idea of preservation by neglect. Although sometimes considered a conservation strategy, this invests it with a greater degree of intention than I suspect is usually the case. Often historic buildings deteriorate because they are no longer necessary or desirable, or they’ve become too difficult or expensive to maintain, or conditions have become too precarious or dangerous to attempt renovation. Entropy. In some cases this inevitable natural deterioration resulting from human inaction can help protect a building from alteration, demolition, etc. that might otherwise permanently alter, damage, or eliminate the underlying architectural or cultural heritage. In essence, these forgotten properties, are spared by virtue of being too far gone for convenient rehabilitation. Their neglect has in some (but certainly not all) cases leads to eventual preservation.
The painting of The Farm in Cossayuna at the top of this post was made and gifted by Louise Coldwell, a next door neighbor and family friend. In my memory, that is the home I remember. Perhaps from the years of looking upon the painting, and perhaps because the romance of a house, a person, a view seems to win out when rendered in a painting versus a photograph.
But when my parents purchased the property it probably looked a bit more like this black and white photograph (if you can use your imagination to pull three years of renovation away from the image.)

I believe that the photograph was taken in 1973 by my father. The miniature portico over the front door has been removed (and replaced with an eagle) by the time the painting was made. But otherwise things look pretty similar. The near chimney looks like it could use a repointing (my memory takes me to a chimney fire in this small stone stack) and the roof’s ridge beam shows some sagging, especially on the right side. But all told, the house looks pretty good. My memory fails me in providing a proper assessment of the home’s condition when my parents purchased it, so I’ll see if I can tease it out of them. What I do recollect is the condition of the barns. They were in rough shape even then, though I’ll save those memories (and a few photographs from my 2012 return to the property) for another post focusing specifically on the barns. Spoiler alert: one of the large barns had to be torn down when I was still a baby…
But let’s fast forward almost three decades and take a look at the house, albeit from a different angle, when I returned with my parents and an old neighbor in 2012.

Following a community cider day at the one time home of Louise and Dwight Coldwell, we were fortunate to be offered a ride and an introduction to the new owner of our old house. Wilbur McIntyre, a dairy farmer who lived a couple of doors away, took us down the long wooded driveway to see the home and barns. We met the adult son of the owners and were invited to look around. Ostensibly undergoing some maintenance, the main door to the exterior had been removed and a blanket hung in its place. Chickens pecked around on the floor inside what had been our dining room once upon a time. We abbreviated our inside visit and returned to the yard noting some changes like a small pond that had been dug at the far end of the home. The barns, to my satisfaction, were still standing and in remarkably fine fettle for utility buildings clearly neglected for many decades. There’s something about a well built barn, even as nature punishes it relentlessly day after day, year after year.
In some respect the outside of the house looks virtually unchanged. The sag in the roof is still visible, and there’s an even more pronounced sag in the single story addition at the far end of the house (the location of our kitchen in the 1970s). Inside the house appeared to be in a state of advanced disrepair, but for all I know we might have caught a thorough rehabilitation effort in the early phase. Perhaps today the interior is bright, sturdy, inviting, and the chickens are back outside in the yard.

I’ve talked elsewhere about the curious pull this house exudes upon me, but for now the matter at hand is how this property — neglected before and after my parents’ short stewardship — has endured so admirably, so unmuddled by “makeovers” and ill conceived additions. The existing addition I’ve already noted predates my parents’s purchase, and it is perhaps an architecturally unfortunate departure from the simple colonial bones of the house, and the windows were clearly replaced at some point, perhaps also prior to the period my mother and father loved this little home in the woods. In short, this property appears to have endured more neglect across the decades than preservation, and yet it endures. It affords a gentle optimism that even the inhospitable winters and the relatively moist year-round conditions are nevertheless allowing for this one-time farm to exist another year, another decade, perhaps another century.
During this last visit to The Farm in Cossayuna Susan and I had already undertaken the brunt of Rosslyn’s ambitious 4+ yearlong rehabilitation. Work on the grounds was ongoing, and the 2011 floods had devastated the boathouse and waterfront, so we were once again working against the odds. In addition to salvaging the boathouse after about three months under water, we need to rebuild stone wall terracing, replant gardens, lawns, and trees. Rehab ad infinitum!
Rosslyn, no longer being preserved by neglect, was now being historically rehabilitated with intention and determination. And to this day, our commitment has not wavered. The current boathouse gangway repairs and the icehouse rehabilitation project are only the two most current efforts to ensure that our stewardship of this historic property allows it to be enjoyed for generations to come. And yet we are well aware that our good fortune, the longevity and endurance of this stately property, is due in no small part to preservation by neglect, much as…
My fixer-upper forays with Bruce Ware and other local realtors evolved when Susan joined the search. She shared my dream of an old farmhouse surrounded by open meadows with views and sunlight. She liked barns and was even receptive to my occasional flights of fancy about converting an old barn into a home.
But our notions of size and simplicity were less aligned. And Susan was particularly keen on finding a Lake Champlain waterfront property. “What’s the point of having a place that’s not on the lake?” she asked repeatedly as if the answer were self evident.
The odds of finding an old farm on Lake Champlain (bygone barns “In Old Champlain“) were slim enough, but the prospect of finding a simple, inexpensive property on the lake was totally implausible unless we shifted our thinking toward seasonal camps. South of Westport and north of Essex there were many small properties tucked along the lakeshore that Bruce insisted on showing us despite repeatedly explaining that they were not what we had in mind.
We also looked at inland farms and interesting old homes in small towns and hamlets, “Just so you can see what’s out there…”
We enjoyed looking and brainstorming, but we were growing frustrated with the increasingly diffuse range of properties we were seeing. We had lost our focus.
Bruce was trying to show us all of the options available which in equal turns dilated and frustrated our search. But there was an even more fundamental problem: Susan and my interests were not perfectly aligned.
Although a farm on the lake (especially an old barn that could be reimagined as a home) was proving an impossible ambition, our imaginations were piqued on several occasions by totally dissimilar and totally unlikely properties.
An old “Great Camps” style summer house in Westport overlooking Lake Champlain’s Northwest Bay intrigued me until I realized that this pedigreed manse adjoined — indeed partially overlooked — the town’s sewage treatment plant.
A handsome slate roofed barn, still square after a century or more standing at the crest of an immense field just south of Westport, beguiled me for a while. I imagined a lofty open plan; exposed, rough hewn beams; magnificent views in all directions. But the seller was unable or unwilling to subdivide the field and barn from a much larger farm which included additional fields, an immense dairy barn, various other building for hay and equipment storage, a “pond” for storing cow manure and a large square farmhouse with cupola. And in the end it was a relief to Susan, because, after all, this magnificent barn did not stand on the shores of Lake Champlain.
And then there was Rosslyn, a Merchant-Ivory film set for The Great Gatsby’s Adirondack prequel. A century earlier. Located on the lake in Essex, it included a boathouse I’d loved since I was a child, a carriage barn, an ice house, and plenty of stone walls. But there were no fields and too many buildings. And the house was too big. And too run down. Way too run down. And the price tag was beyond unrealistic.
During our first visit Susan and I had both known immediately, instinctively, conclusively that Rosslyn was not for us. Purchasing this once stately but now desperately dilapidated property was a bad idea. A really, really bad idea.
The expense alone. There was no conceivable short term return on investment. None.
And the amount of time it’d take to understand all of the property’s problems, let alone begin to fix them, to build her back to her former glory? It was incomprehensible.
But money, scope, logistics, that was just the tip of the iceberg. Long deferred maintenance, decades overdue; a gutted rear wing with failing floors suspended from cables that stretched through the middle of rooms; crumbling foundations; faulty electric, plumbing and heating; a boathouse that was one ice flow away from a watery grave; an ice house with corn cribbing walls and a collapsed roof. The current owner had dedicated the better part of four decades of his life, four decades — full time — to renovating Rosslyn and yet it was disintegrating around him.
Buying Rosslyn was totally incompatible with our means, our lives and our plans. And yet Rosslyn seduced us. Susan and I visited and then, months later, revisited the property, each time musing about its potential despite knowing that we shouldn’t, couldn’t, wouldn’t ever own it.
Our increasingly unfocused search — Susan and my notions of the perfect fixer-upper diverging and converging unpredictably — must have vexed Bruce despite his perennial good humor and patience. Though we did periodically visit additional properties when Bruce called with new listings that he thought might appeal to us, our enthusiasm for discovering the perfect spot gradually waned. And our enthusiasm for Rosslyn, for brainstorming and daydreaming and scheming some way to transport this once stately property into our new home, gained momentum.
I was recently accused, tenderly but definitively, of being obsessed with locale, and more precisely, with my connection to place. As a lifelong wanderer, this struck me as slightly ironic. And accurate.
By now my fixation on hyperlocality and placeness (aka the poetics of place) have become inextricably woven into the entirety of Rosslyn Redux, the robust and resilient fiber that holds it all together, or — as popularized in the parlance of contemporary talking heads — the “connective tissue” of this protracted inquiry into our decision to purchase and rehabilitate Rosslyn as a foundational platform for our small family’s life (and lifestyle) reboot.
From 1999 to 2003 I was living and working in Europe. Mostly Paris, France. But Rome, Italy had become a second base by the end of that exciting chapter, a period that started with teaching and coaching at the American School of Paris and evolved into co-founding and launching Maison Margaux, an exclusive vacation rental startup, and Margaux Europe Group, a boutique travel platform. My business partner and I had based these businesses in New York City, and this third base of my globetrotting existence became even more important in the summer of 2001 when Susan and I discovered one another and tumbled head over heals into an intoxicating transatlantic romance.
In those years I prided myself with what I had dubbed immersion travel rather than tourist travel. The Margaux Project was founded on this distinction. Deep travel. Authentic travel. Meaningful travel. Transformative travel. Human-centric vs. travel brochure scrapbook travel… My love affairs with Paris and Rome (indeed even with New York City) were complex and enriching and multifaceted. We wanted to provide a means for discerning clients to experience Paris, Rome, (and eventually Barcelona, intended at the time to become our third property) with the nuanced richness; genuine, unadulterated texture; and personal intimacy that we had both come to appreciate.
But I was a committed and unabashed global nomad. By choice. By conviction. The dissonance didn’t really phase me at the time!
Wanderlust vs. Connection to Place
This fundamental duality — a peripatetic wanderer drawn to unique locales and connection to place — is at the heart of the thread I call Wanderlust to Houselust. I’ve learned through our Rosslyn years that I am both migratory and rooted. For many years I understood myself as a perennial vagabond, and I celebrated the carefreedom and independence that my work/life amalgam allowed.
But building a loving family and a profoundly fulfilling lifestyle around placeness (Rosslyn, Essex, Lake Champlain, the Adirondacks, the North Country,..) has taught me how important community and connection to place are to me. It’s also helped me understand that I’m not either/or… not nomad OR potted plant.
Life, my life, is more complex than I’d understood despite developing Maison Margaux and Margaux Europe Group around the philosophy of immersion travel — journeying more authentically and meaningfully, interacting rather than travel-skimming. Certainly my need for connection to place was there, but I didn’t recognize what it was. Now I do. And I understand that the meaningful authenticity, the human-to-human interaction, the belonging that had drawn me to a specific type of travel was precisely what fueled my early enthusiasm for living in Essex. It was connection to place that had always enticed me. I just didn’t know it.

In the days since publishing “What Makes a House a Home?” I’ve been fortunate to enjoy follow up exchanges with many of you. It seems that we all have some compelling notions of homeness! Thank you for reaching out and sharing your often personal stories. I’ve mentioned to several of you that I’d like to dive in a little deeper if/when you’re inclined. This inquiry is foundational to Rosslyn Redux, and I believe that the objective is less to answer the question and more to propagate more questions, to seed wonder and reflection.
There are so many little forays into this residential quest, that I’ve decided to follow up with three follow-ups posts that intrigue me and that have been percolating with renewed vigor since sharing the previous post. I’ll jumpstart the three with a preliminary introduction of sorts, maybe more of a welcome, today in seeding the three questions as one. Is home a place, a feeling, or a relationship? I’m hoping to intersperse more narrowly focused posts on each of the three questions with progress reports on the icehouse rehab (It was a big day today!) and the boathouse gangway. And I’m hoping to hear from you if you feel moved to share your thoughts on any of the three. I suspect that many of us consider all three to be connected in some way to our ideas of home. More one than another?

Is Home a Relationship?
In the digital sketch / watercolor at the top of this post, the almost abstract blue green wash hopefully feels a little bit like a dream. Maybe a memory. Something fuzzy and abstract in my memory. It’s a barn, actually a barn quite near Rosslyn in the hamlet of Boquet. But it’s not necessarily that barn I’m depicting. It’s many barns including the barns at Rosslyn (carriage barn and icehouse) the barns at The Farm where I spent a few formative early years, and the barn(s) that I hope to one day, same day build or rebuild. In short, for reasons I’m still unraveling, homeness for me includes a feeling of an old, perhaps even an abandoned farm, with barns. More at that anon.

Is Home a Feeling?
Sticking with digital sketches / watercolors for a moment, that black and white image above was actually made a few years ago to represent Griffin, our Labrador Retriever before Carley. But like the barn, my rudimentary skills at representation allow it to merge into all of our dogs including Tasha, who we had before Griffin, and even Griffin-the-1st, a long ago predecessor and the namesake for our more recent Griffin. That’s a bit jumbled, but it’ll do for now.
Why dogness as a way to explore homeness? Well, frankly, for me, part of the feeling of home is that it’s where my dog is. And when we’re migratory between the Adirondacks and the Southwest seasonally, our dog is with us, maintaining a sense of home even though we’re temporarily nomadic. More on that now soon.
Is Home a Point of Overlap Place, Relationship, and Feeling?
I’ll leave you with this follow-on because I find that it’s surprisingly challenging to tease apart the elements of homeness. Intrinsic to all three, is my beautiful bride, Susan. She is my home in a way that embodies place, relationship, and feeling. What about you?

It’s time for another architectural salvage update, this time focusing on the Greek Revival columns that we salvaged from Rosslyn’s future dining room back in 2006 in the early days or our renovation project. Let’s dive right in with that photograph above, but first a quick semantic note. For the sake of this post (and others) let’s assume that “adaptive reuse” and “repurposing” are sufficiently equivalent to be used interchangeably. There are those who restrict use of the former for buildings and use the latter for both buildings and materials, design elements, etc. I use the two interchangeably, not limiting “adaptive reuse” to buildings.
Some of you may recognize the photograph at the top of this post as the workshop of Rosslyn’s previous owner, George McNulty. Others of you know this same space — originally a pair of parlors and later dining rooms when the property was operated as the Sherwood Inn — as Susan and my principal dining room. (To avoid confusion, the qualifier is intended to distinguish the space from our front parlor which we use as a smaller dining room and the morning room or north porch which we use as our informal dining room.)
Deconstruction & Salvage
Although similar to the photograph above, this next set of visual benchmarks were made about half a year later. In the first photo the well equipped wood shop was still ready for creative carpentry and historic preservation, active pursuits of the previous owner for decades. But in the photograph below renovations are well underway and this room is virtually empty and deconstructed to the studs and brick.

All of the trim in this room had already been meticulously documented by McNulty, but we salvaged everything that we could for reuse and to template from in order to bring this room back to its previous condition. It’s worth noting that we originally had hoped to be able to minimize repairs to this room, but it turned out to be a sifting sand trap. Each element we tackled revealed two underlying problems and so on. The floor was failing, the ceiling was failing, the fireplace was failing, the columns and beam which separated the space into two rooms was not original, and there was a window — bricked up and concealed within a closet — that was begging to be opened. Needless to say this room, our future dining room, was one of many that mushroomed in deconstruction and rehabilitation. The scope of work dilated day after day after day for weeks and then months and eventually years. But, I’m getting ahead of myself.
To refocus on the columns, lets start by taking a good look at the southern column (above) and the northern column (below) and then let’s get a little boost from the good folks at Britannica on the anatomy of a Greek column.

The simplicity of these columns, only minimally embellished, lead me to consider them of the Doric order. And the following overview serves us well with one subtle revision. Both in their original location and in their future icehouse location, these repurposed columns will rest on the floor. In other words, the floor serves as the stylobate.
There are many separate elements that make up a complete column and entablature. At the bottom of the column is the stylobate; this is a continuous flat pavement on which a row of columns is supported. Rising out of the stylobate is the plinth, a square or circular block that is the lowest part of the base. Atop the plinth and forming the remainder of the base are one or more circular moldings that have varying profiles; these may include a torus (a convex molding that is semicircular in profile), a scotia (with a concave profile), and one or more fillets, or narrow bands.
The shaft, which rests upon the base, is a long, narrow, vertical cylinder that in some orders is articulated with fluting (vertical grooves). The shaft may also taper inward slightly so that it is wider at the bottom than at the top.
Atop the shaft is the capital, which serves to concentrate the weight of the entablature on the shaft and also acts as an aesthetic transition between those two elements. In its simplest form (the Doric), the capital consists (in ascending order) of three parts; the necking, which is a continuation of the shaft but which is set off from it visually by one or more narrow grooves; the echinus, a circular block that bulges outward at its uppermost portion in order to better support the abacus; and the abacus itself, a square block that directly supports the entablature above and transmits its weight to the rest of the column below. Repurposed Columns
Now armed with some targeted vocabulary we can fast forward to about a week ago when Pam, Hroth, and Tony extracted the columns from the hay loft of the carriage barn where they’ve been stored for about sixteen years. I won’t pretend they’re tidy, but they’re intact, well preserved and ready for repurposing as a whimsical-but-structural design element supporting the new icehouse loft.

In the photo above we’re looking over Hroth’s shoulder at the soon-to-be repurposed columns. Yes. Big. Eight feet from the bottom of the plinth to the top of the capital. Hroth’s a tall fellow, but these stately columns tower above him. I’m bringing this up to allow for critics to suggest that these columns just *might* be out of scale with the diminutive icehouse. It’s a reasonable suggestion. But we’re not undertaking an historic preservation. Instead we’re rehabilitating a utility space, a once-upon-a-time storage barn for ice, into a contemporary mixed-use office, studio, lifestyle space. Relevance is driving the program and adaptive reuse with a whimsical nod to the past is guiding the design choices. There are some incongruities baked into the vision for sure, but we’re gambling that they’ll prove charming rather than unsettling. Fingers crossed!

After a decade and a half of dusty hibernation in the carriage barn’s hayloft, these artifacts of once again seeing the light of day. Tony (upstairs, inside) and Hroth (outside) tenderly liberated the columns from the veritable warehouse of architectural salvage — windows, doors, moldings, trims, shutters, fireplace surrounds, mantlepieces, and various miscellanea — to begin rehabilitating them.

It’s worth noting that I played with the perspective on the photo above in order to best view the column emerging from the carriage barn. Hoth’s face and figure suffered slightly Silly Putty disfigurement in the process. Please forgive me, Hroth!

The capitals are not connected to the columns, perhaps because installation is more convenient. Or perhaps as a casualty of our 2006 deconstruction (or sixteen years of getting bumped into while in storage?) But the elements are intact and ready for cleanup and reassembly. I’ll update the repurposed column progress as they move forward on their journey toward installation.

Although it’s still a little premature to photograph the columns inside the icehouse, and since we have some long overdue cleaning and refinishing to undertake before these towering twins are ready to preside over their new environment, it’s helpful to imagine where we’re headed. To that end I’ll conclude with the most recent interior elevations that include the columns. There are inevitably tweaks that will emerge in the weeks and even months ahead and we massage the icehouse rehab into shape, but these drawings might sate your curiosity for a while.

Rain, rain, rain. That was the main melody this spring, and all of that rain delayed planting vegetables. But as Lake Champlain‘s devastating flood of 2011 begins to subside, I shift my attention to the garden. The latest video update takes a look at what’s been planted in the garden including lots of tomatoes: Beaverlodge 6808, Cherry Buzz, Cuore Di Bue, Green Zebra, Kellogg’s Breakfast, Sweet Seedless Hybrid, Fourth Of July, Tye-Dye Hybrid, Brandy Boy, Orange Wellington and Steak Sandwich.
In addition to the organic and heirloom tomatoes, Rosslyn’s 2011 vegetable garden includes Casper Eggplant, Prosperosa Eggplant, Millionaire Hybrid Eggplant and Fairy Tale Organic Eggplant.
On to the peppers: Felicity Pepper, Pizza Pepper, Créme Brulée Pepper; Ancho Magnifico Pepper, Ascent Pepper and California Wonder 300 Pepper.
Then there are the melons: Fastbreak Cantaloupe, Petite Treat Watermelon and Ruby Watermelon.
Last but not least there are Franklin Brussels Sprouts and Dimitri Hybrid Brussels Sprouts.
But that’s just the new transplants. Onions, radishes, peas and Swiss chard are already underway! And many more seeds will be planted over the next couple of weeks including zucchini, summer squash, cucumbers, pumpkins, lettuce and beans…

Last night’s moonrise over the Vermont foothills (south of the Green Mountains) was absolutely sensational! The moon started out fat and orange as it made a dramatic appearance. My bride and I first spied the moon over Lake Champlain while driving home to Essex from Willsboro after dining at Johnny’s Smokehouse. Breathtaking. And elusive because it kept disappearing behind the trees.

Once we arrived home, I grabbed a camera and headed down to the waterfront where I tried to capture — albeit in blurry facsimile — the less orange and smaller but still exquisite orb shimmering across Lake Champlain. The view in this video was shot from the flood damaged but finally dry waterfront of our home in Essex, New York. You can see the Essex ferry dock where the Essex-Charlotte ferry delivers and picks up passengers, and the Old Dock Restaurant is even slightly visible beyond the illuminated ferry gallows. Rosslyn’s boathouse is silhouetted in the foreground with a Lake Champlain moon beam inviting you to begin enjoying summer after Lake Champlain floods put such a damper on the first half of June.
Lake Champlain Flood Update
As of this morning, the USGS website reports that the Lake Champlain water level has fallen to 100.33 feet. Most of the bottom terrace of the waterfront is now water free, except for where flooding damaged the stone retaining wall and eroded the lawn. This weekend we’ll remove the remaining debris and begin to repair the damage. We’re still waiting to hear what New York State has decided about stabilizing the embankment and repairing the road, so we’ll need to hold off on significant repairs in the area where NYS Route 22 (aka Essex Road or Lakeshore Road) collapsed at the end of May. But hopefully by next week we’ll be able to start windsurfing and possibly even install the boat lift and docks so that our ski boat can be launched. A late start to summer, but hard won!
Architect (and high school classmate) Ed Pais visits Rosslyn’s boathouse to help me troubleshoot post-flood remediation.
Edward Pais was a classmate of mine at Deerfield Academy from 1986 to 1990, and he now practices architecture in Burlington, Vermont. Despite being out of touch for more than two decades we recently reconnected via Facebook. Ed joined the Rosslyn Redux Facebook page and he’s offered ongoing feedback about our boathouse during the Lake Champlain flooding. Recently he offered to come over and take a look. Needless to say, I eagerly accepted his offer.
We started out with a delicious lunch at Essex Provisions overlooking the still flooded marinas, then headed back to Rosslyn to take a look at the boathouse.
Ed’s reaction was encouraging, and despite pushing him into engineering territory a couple of times, I mostly listened and took mental notes. He reminded me that he’s an architect and not an engineer, but repeatedly expressed his confidence in the work of Engineering Ventures in Burlington. Paul Hobbs who handled most of the structural engineering for the boathouse renovation repeatedly impressed with his keen mind, so Ed’s confidence was not misplaced. That said, I do intend to follow up with Hobbs and/or Jeffords Steel to ascertain whether or not the beams which support the suspended pier were fabricated out of COR-TEN or a similar weather resistant steel.
Ed’s recommendation to quickly and aggressively treat the mold situation was highlighted in a follow-up message after his visit. He suggested that we should remove the baseboards to inspect for mold. He linked me to helpful information “Cleaning Mold on Wood” that confirms that we’ve been remediating the post-flood mold situation appropriately.
The molds seen on lumber are largely a collection of fungal spores on the surface of the wood. Wet wiping and scrubbing the lumber will remove the mold. But simply wiping the wood can release spores into the surrounding air. A better approach is to gently spray or wet down the mold prior to removal.
There are a number of products on the market, ranging from common bleach to commercial mildewcides, which are promoted for cleaning mold from wood. However, the U.S. Environmental Protection Agency suggests using a mild detergent and water for most mold clean up. The EPA recommends wet vacuuming the area, wiping or scrubbing the mold with detergent and water and, after drying, vacuuming with a high-efficiency particulate air (HEPA) vacuum.

After De’s departure my parents joined us for dinner. They’ve just returned to the Adirondacks from Chicago for the summer, so grilling and dining al fresco seemed like the perfect way to launch their summer. While showing my mother the recovering boathouse, I asked if she remembered Ed Pais from Deerfield. She did! She recounted a story that I’d never known. My brother, two years younger than I, had come to Deerfield for his admissions interview. Although he already knew his way around because he had visited me frequently, he decided to take the admissions office campus tour anyway. His tour guide was Ed Pais! When we got back to the house I asked my father if he remembered Ed Pais, and he immediately told me the same story! Ed, must have made quite an impression…
I recently happened on this antique postcard of the Ross Mansion (aka Hickory Hill) which was built by the brother of W.D. Ross, Rosslyn’s original in the early 1820s. Hickory Hill still presides handsomely at the intersection of Elm Street and Church Street. I’m still sorting out the Ross family tree, intricately woven into the history of Essex, New York, and I’ll do my best to paint a clear picture as it emerges. For now, a couple of interesting references include:

“Hickory Hill” on Elm Street, and “Rosslyn” on the Lake Shore Road represent the residences of the wealthy merchants and lawyers who dominated Essex in the early days of its prosperity. Two-and-a-half-story brick structures whose design combines Georgian and Federal elements, both “Hickory Hill” and “Rosslyn” were built before 1830. The building of “Hickory Hill” (1822) built by Henry Harmon Ross for his bride, was taken from a five-bay design in Salem, New York. It displays great grace and lightness in its Palladian window, Neo-classic portico, and elegant cornices. Its setting in its own spacious grounds on the ridge which overlooks the village and the lake adds much to its beauty. “Rosslyn”, the William D. Ross house, originally constructed as a three-bay side hall dwelling, was expanded (1835-40) into five bays. Presently restored to its appearance in 1840, it commands a superb view of the lake and the Green Mountains in Vermont.

DANIEL ROSS: born February 23, 1764, Duchess County, NY; son of Daniel Ross (c 1740- c July 22, 1795) and Jerusa Howard; married Elizabeth Gilliland June 1784; one of the original settlers of Essex, NY on lands given to his wife by her father William Gilliland; had five children- Elizabeth, William Daniel, Henry Howard, Edward D., and Sara Jane; divorced Elizabeth c July 1815; Captain of Militia, Justice of the Peace, merchant, first Essex County Judge, and most prominent citizen; died at the home of his son Henry, Hickory Hill, Essex, NY March 10, 1831 at 67.
ELIZABETH GILLILAND ROSS EVERTSON: born 1764 in New York City; first child of William Gilliland (c1734-1796) and Elizabeth Phagan (c1740-1772); married Daniel Ross June 1785; had five children noted above; divorced c July 1815; married John J. Evertson by April 1, 1823; Evertson died by 1829; after Daniel’s death in 1831, she returned to her son Henry’s home, Hickory Hill, Essex, NY and died there August 3, 1847 at 83.
I will continue adding Ross family references, but for now, here is an interesting if somewhat garbled overview of William Daniel Ross from Caroline Halstead Barton Royce as recorded in Bessboro: a history of Westport, Essex Co., N.Y. (Note: corrections are mine and possibly erroneous.)
William Daniel Ross dealt in lumber, iron and ship-building in Essex; his wife was a sister of John Gould, Aid on Gen. Wright’s stafi; and his brother, Henry H. Boss, (afterward Gen. Ross,) was adjutant of the 87th at the battle of Plattsburgh.

Yesterday afternoon Beverly Eichenlaub sent me a message:
“Fresh Item: Cufflinks! Come on over and choose your pair!”
She’s heading off to represent her jewelry, Essex Glass, at a Father’s Day show in Rhinebeck later today, so I zipped right over this afternoon to see what she’d built. Bev and her husband Bryan Burke are the architects behind Premises Architecture + Design, but like so many of us living in Essex, she prefers to wear a couple of hats. She’s an inspired (and inspiring) artist. “July”, a patriotic three dimensional collage created by Bev adorns the wall next to my desk, and my bride wears her beautiful earrings all the time. In fact, they’ve become one of her favorite gifts for family and friends!

So it came as no surprise that her glass cufflinks were handsome works of art. She even designed a beautiful pair (the ones on the left in the photo above) to match a pair of earrings that she’d made for my bride. Can you imagine us showing up at The Depot Theatre with matching accessories? Snazzy! And better yet? She gave them to me as a gift. Today is Thursday, June 16, and no, it’s not my birthday. Or Christmas. It’s just another day in Essex… See why I love it here? Thanks, Bev. I love the cufflinks you gave me, and I’m excited to give the two pairs I bought as gifts. On my back to Rosslyn, I dropped into Essex Provisions for a mid-afternoon snack. They have the world’s best (bar none) oatmeal chocolate chip cookies, and they’re always warm and gooey. Perfect pick-me-up for a few more hours at the keyboard! My bride is unable to eat chocolate (Aaahhh, the injustice!) so I picked up a fresh berry muffin for her. That was the plan, just a quick snack times two. But when I arrived at the cash register, two exquisite quiches were smiling up at me. Both vegetarian, fresh and delicious smelling. A quick call to my bride: “Susan, Essex Provisions has just baked an exquisite tomato basil quiche and a shrimp and herb quiche. Would you like one?”
“Both!”
“Both?”
“Sure, one for now and one for later.”
“But they’re huge!”
“We can freeze one…”
Gluttony. Essex Provisions has tapped into our visceral appetites since opening less than a month ago. The food is delicious. The shop is spotless and charming with an outstanding view of Lake Champlain (out over the marinas). And the two ladies who run it are gracious and friendly. Win, win, win.
I convinced my bride that the shrimp quiche would be plenty for now. Dinner tonight. Perhaps lunch tomorrow. And then we could swing in for a fresh quiche this weekend or next weekend.
Feeling totally spoiled by this point, I headed back to Rosslyn where I bumped into Tom Duca. Tom was one of our first friends when we arrived in Essex. He’s the unofficial Essex cruise director and an all around good guy. His laughter and hugs are intricately woven into the Essex experience. Not just my Essex experience, but everybody’s Essex experience. I’m not kidding! Ask around…
In addition to town ambassador and hugger, Tom’s a gifted and hardworking carpenter. He spent the last two days building and installing a hook/hanging station outside our sports closet. I’ll share a photo soon. But the amazing thing about Tom is that each time he’s worked for us, he’s divined additional projects that need doing. And then he does them. Just like that. Sometimes before we’ve even realized something needs fixing! In the photo above, he’s painting a gate that needed touching up. Earlier he’s discovered that another gate wasn’t closing properly because the stone wall into which one side was mounted had shifted during the winter. He brought a jack and fixed the gatepost for the second year in a row without even being asked. And then touched the gate and gateposts up with paint. This morning I spied him touching up another gate, one of a pair of unique gates that he built and designed about a year ago. You can look forward to a full post with photos and drawings in the not-too-distant future. Tom solves all of these problems quickly, efficiently and perfectly. All without making a fuss. Trust me, this is extremely exceptional behavior for a contractor! And we feel incredibly fortunate for his work and his friendship.
What an afternoon! And these are just the three most recent perks of life in Essex…
