    Reinvention is woven intricately, inextricably into Rosslyn’s DNA. This home, this property, this history endure some two hundred years (and more) after W.D. Ross first built his home on the Champlain Valley’s fertile shore in no small part because of this legacy of renewal. It’s as if Rosslyn, in addition to historic buildings and generous grounds, is a nimble spirit distinguished by her imagination, her reimagination, a force that fuels her adaptability.

    Rosslyn is protean, evolving again and again, morphing and adapting, fulfilling diverse functions across two centuries. She is perhaps best defined by this tradition of perennial reinvention and renewal.

    Reinventing Rosslyn

    Although we knew virtually nothing about Rosslyn’s history when in 2006 we became her new homeowners, I have since discovered and learned to appreciate her long legacy of reinvention. This quality is in no small part responsible for her endurance and longevity, I suspect. Born a lakeside homestead for William Daniel Ross (aka W.D Ross), an Essex founding father, Rosslyn became the progenitor of Merchant Row followed in turn by Sunnyside and Greystone. Whether as residence, seasonal home, and vacation rental (see “Sally Lesh & Hyde Gate” and “Hyde Gate for Sale or Rent“) or for some decades as the Sherwood Inn (see “Vintage Sherwood Inn Advertisement” and “Sherwood Inn Brochure c. 1950s“). Rosslyn’s illustrious buildings and grounds have adapted again and again to the needs of her times and her owners.

    Susan and my Rosslyn reinvention (2006-present) has sought to reawaken the property as a welcoming sanctuary — a healthy, holistic homestead; an oasis for family and friends; and a safe haven for our wild neighbors — that will endure and thrive for at least another two centuries. From an unwavering commitment to non-toxic, ecologically responsible renovation, construction, and designas well as our 100% organic and holistic gardening practices to our habitat preservation and rewilding initiatives, we have embraced Rosslyn’s intrinsic inclination for renewal.

    As we endeavor to bring closure to the icehouse rehabilitation project, the newest chapter in our ongoing reinvention of Rosslyn’s historic buildings, I find myself considering the property’s future. What might future homeowners deem optimal for Rosslyn? How will she continue to evolve and adapt as future generations tap into her spirit of reinvention?

    Friend or Foe: Dandelions

    It’s that remarkable season of reawakening, spring, glorious springtime! And more than all of the other blooms that announce the season of unslumbering, Dandelions remind us that nature is nourishing and vibrant and brilliantly colorful.

    Routinely dismissed, even abhored, as an annoying weed, dandelions are for me a welcome harbinger of warming temperatures, greening environs, several seasons of blooms and fruit and vegetables. And yet dandelions remain mostly symbolic representatives of reawakening, vivid reminders of the abundance we’ll soon celebrate.

    A decade or more ago Tom Duca introduced me and a gathering of Essex area friends to The Teeth of the Lion: The Story of the Beloved and Despised Dandelion by Anita Sanchez. His enthusiasm for her enthusiasm about dandelions made an impression on me that afternoon. I planned to read it, but it slipped off my radar. Until now. I’ve located a copy that is presently wending is way to me. So, soon I’ll be able to amplify my understanding (and presumably my appreciation) for dandelions.

    But even before educating myself I’ll comfortably come down on the side of dandelions bring friends. Yes, I know that many might consider them an invasive scourge peppering the perfection of an otherwise green lawn.

    But I do not share this disdain. Rather, dandelions evoke childhood wonder and enthusiasm for spring a perennially optimism inspiring season for me. Simply put springtime is seasonality’s metaphorical morning. And rambunctious riots of dandelions are one of the most exuberant symbols of the season. Persistent, yes, but in so many cases we’re able to recognize the merits of persistence. Why not dandelions?

    We know too that dandelions are a forager’s friends, Nature’s nourishing gift of vitamins and minerals after months of hibernal stinginess. I’ve enjoyed tender dandelion greens in a spring salad mixes from the store, but I’ve rarely made the effort to harvest these spicy freebies from the yard. It’s an embarrassing oversight I intend to remedy. Soon. And dandelion wine? So many experiments to explore…

    So for now, I’ll optimistically file dandelions as friend (and not foe) despite the proclivity of so many among my gardening aficionado cohort to vilify and endeavor to extirpate this sunny sojourner. If designation by and large comes down to bias, I’ve now made mine known. Caveat emptor. And once I’ve made it through Sanchez’s book I’ll be able to update this post with a meatier installment justifying my somewhat sentimental declaration that dandelions are our friends. Stay tuned…

  • Easter Color

    Happy Easter to you from the Adirondack Coast where our seasonal reawakening is picking up pace with each passing day. And since spring is synonymous with the reemergence of vibrant lizard-like amphibians — most notably the red eft and the yellow-spotted salamander — it feels appropriate to substitute creatively died Easter eggs for a watercolor tribute to these brilliant wild neighbors brightening our day with their own unique Easter color if we take the time to observe them.

    If you do any hiking or biking in our area this time of year, you’re quite likely to come across fluorescent orange-red salamanders making their way across roads and trails. Although most of us refer to them as red efts, they are actually adolescent eastern newts.

    The eastern newt (Notophthalmus viridescens) is a common newt of eastern North America. It frequents small lakes, ponds, and streams or nearby wet forests… The striking bright orange juvenile stage, which is land-dwelling, is known as a red eft. –Wikipedia

    I assist them across roadways during my bike rides to ensure that they don’t meet an untimely end in transit from shoulder to shoulder.

    Dissimilar in appearance but similarly vibrant in Easter color and pattern, the yellow-spotted salamander is another startlingly, beautiful amphibian that you just might spot on a damp afternoon.

    So, in lieu of an Easter egg hunt I bid you a happy, healthy holiday (with a basket full of good fortune in your wildlife wanderings.) I hope you spot some Easter color, whether salamanders or otherwise!

    Yesterday was a meaningful midpoint milestone in my quest to post a Rosslyn update every day without fail for an entire year. 

    Six months, 26+ weeks, 184 days. One new installment every 24-hours without fail. Rhapsodizing Rosslyn, celebrating our team’s accomplishments, soapboxing historic rehab and adaptive reuse, showcasing seasonality snapshots and historic Essex memorabilia, weaving in some hyperlocal haiku and place-based poetry, illuminating the mercurial transition / transformation we’re currently navigating, and sharing boathouse and icehouse updates, intriguing artifacts, and wildlife observations. 

    Call it a 184-day streak. Or call it dogged determination. Either way I have 181 days to go until I reach my goal. And with each new post, each small victory, I am growing more and more confident that I will accomplish my mission of 365 posts, one complete year of daily updates beginning on August 1, 2022 and concluding on July 31, 2023. 

    So how to commemorate this midpoint milestone? With 6 months down and 6 months to go, it feels momentous enough to pause and praise my good fortune. But should this benchmark be acknowledged with a celebratory salute? A solemn ceremony? A toast, my first spirited sip after 31 days of teetotaling? (Yesterday marked the conclusion of my 7th or 8th, maybe even my 9th “dry January”.) Or perhaps a decadent dessert after a sugar free month? (For some sadomasochistic reason I’ve decided in recent years to add a sugar fast to alcohol abstention during the month of January, a timely recovery after the excesses of Thanksgiving-through-New Years…) A new month (ie. rabbit-rabbit) ritual transcending the delicious dinner I shared with Jim and Mark two nights ago at Juniper?

    Maybe a romantic romp with my bride who suggested, upon retrieving me from the airport yesterday, that we celebrate a belated anniversary to compensate for the one we missed this past autumn when she was unwell. 17 years of marriage and 21 years together. I’m incredulous even as I type these numbers. Neither seems remotely possible. But my 50th birthday seemed similarly inaccurate this past spring, and I’m obliged to accept it.

    Or how about we honor the 200th anniversary of Rosslyn’s front façade, ostensibly completed in 1823? (Apparently 3/5 of the building — the two window portion to the north of the entrance, as well as the entrance itself — was completed in 1820. The remaining 2/5, including the two windows to the south of the entrance and comprising the dining room downstairs, a guest bedroom and Susan’s study on the second floor, and another guest bedroom on the third floor, was most likely finished three years later in 1823, fulfilling the the architectural promise of this classic Federal home with Georgian and Greek Revival elements.

    An auspicious confluence of milestones and anniversaries. I’m choosing to interpret this is a good omen even as I nevertheless acknowledge that I’ve meandered from my original mark, hoisting the flag at my halfway point, mid-journey in my post-a-day quest. I recall an earlier waypoint in this quest, an update I published on October 10, 2022 when I was still just shy of halfway to where I am today.

    Then as now my emphasis on everyday journaling remains a top priority.

    Over the last few years, Susan and I have scrutinized our hopes and expectations with Rosslyn. We have reevaluated our plans as they originally were in 2006 when we embarked on this adventure and as those plans evolved during the decade and a half since. It’s been an extended period of introspection, evaluating our current wants and needs, endeavoring to align our future expectations and goals with respect to one another and with respect to Rosslyn, and challenging one another to brainstorm beyond the present.

    There’s no question but that our impromptu quarantine at Rosslyn during the spring and summer of 2021 catalyzed some of this soul-searching. But so too have the many life changes in recent years. Our gradual shift toward Santa Fe as our base and Essex as our getaway rather than the other way around. The loss of Susan’s mother. My parents’ retirement near us in Santa Fe. Our nephews and nieces growing up and expanding their orbits far beyond Rosslyn. A perennially postponed but driving desire to collaborate on a smaller, efficient, creative lakeside home of a different DNA altogether, an unrepressable will to imagine into existence the sort of slow cooked (albeit shapeshifting) and highly experimental homestead we originally envisioned in 2003-5 when we first began to explore our Adirondack Coast homecoming. And there is that hiccup in our 2006 original timeline, our 2-4 year vision for homing at Rosslyn until we’d managed to reboot and reground, until we were ready for our next adventure. Those naive expectations were eclipsed — willingly and joyfully — within the first year or two.

    So what does this have to do with my daily Rosslyn updates?

    Everything.

    In committing to this daily practice last summer I was acknowledging that I had some serious work to do. In order for us to constructively sort through out collective vision for the future, to determine whether we’re too fond of Rosslyn to proceed with plans for designing and building the lakeside retreat we’ve conjured over the years, to honestly assess our willingness and our readiness to hand this sanctuary over to another family, both Susan and I are undertaking the sort of “deep work” that will hopefully enable us to make some decisions. I’m talking about 100% honest, prolonged consideration. Rosslyn has quite literally been a part of our family, and not just our nuclear family. Can we untangle her? Are we willing to let her go? Can we joyfully pass the privilege on to new custodians? Or are we not yet ready?

    For me this daily practice, digging deep into sixteen and a half years of living and loving Rosslyn, is my time and place to work through these questions. To sort it all out. To find peace and confidence in my convictions. And six months in, I believe that I’m on the right path. Not all the time. There have certainly been some tangles and tangents that got away from me before I realized what was happening and reined them in. But the constant conversation — *internal* as I study, reflect, and compose these installments as well as *external* as I share these updates and then interact with many of you — is reinvigorating and reawakening Rosslyn from her comfortable slumber (and me from mine!) 

    So this midpoint milestone is a profoundly significant benchmark for me personally. It’s the tangible representation of my germinating confidence and clarity. It’s the measurable mean between a conflicted outlook and the conviction I’m hoping to discover over the next six months. In a real sense, it’s a halfway point toward the sort of rehabilitation that we’ve been undertaking with Rosslyn’s buildings and grounds since 2006, only in this case the journey is profoundly personal. Instead of historic architectural rehabilitation, it is restoration of my innermost wonder, my romantic dreams, and my idealistic hopes. With passion reawakened and a map forward becoming more apparent each day, I’m tempted to see this benchmark as the sort of celebration enjoyed upon finally reaching a base camp, a lofty peak viewable in the distance foreshadows the ambitious ascent ahead but also offers a majestic affirmation of the reachability and proximity of the summit. Today marks just such a halfway point, an opportunity to appreciate the accomplishments so far, and an incentive to forge ahead.

  • Historic Rehabilitation

    Once upon a time—starting in about 2005 or 2006 and concluding about a dozen years ago, if memory serves—I was on the board on Historic Essex (formerly Essex Community Heritage Organization, ECHO). Todd Goff, a fellow director, Essex neighbor, and friend, took it upon himself to correct me, differentiating for me “historic preservation” from ” from “historic rehabilitation”. I no longer remember the context, but I expect I was updating him in 2006 or 2007 on our progress in the early days of our mushrooming renovation project. Armed with a keen mind (and master’s degree in preservation), I respected Todd’s knowledge and appreciated his clarification. I expect that I used renovation, restoration, and preservation interchangeably in those days, never stopping to consider the profoundly important differences.

    I most likely had not used the historic rehabilitation at all prior to that point, and learning more about it opened my eyes, ignited my curiosity, and kindled my imagination. More on fanciful end of the spectrum anon. For now I’d like to delineate for you historic rehabilitation as I understand it. (And please note that if you, like Mr. Goff, are able to advance my instruction, please advise in the comments below. Thanks in advance.)

    Preservation vs. Rehabilitation

    Less stringent than historic preservation, historic rehabilitation emphasizes maintaining the historic integrity of architectural heritage while balancing its relevant functionality for modern day use.

    Both preservation and rehabilitation are sensitive to the imperative of preserving the historic character and value of a resource, but modern functionality weighs more heavily in the case or the latter. When an architecturally significant resource is abandoned or in advanced stages of disrepair, both approaches are viable means of saving and revitalizing the resource. Likewise, both can be complex, painstaking, lengthy, and expensive processes. In fact, sometimes the scope exceeds the means and/or justification for revitalizing a property, and all too often valuable architectural and cultural heritage is indefinitely neglected and eventually lost.

    The potential for integrating modern functionality (and therefor relevance) into an historic property can be the difference between its recovery or it neglect.

    Defining Historic Rehabilitation

    Rehabilitation is defined as the act or process of making possible a compatible use for a property through repair, alterations, and additions while preserving those portions or features which convey its historical, cultural, or architectural values. (Source: U.S. National Park Service)

    In short, historic rehabilitation (rehab) is the process by which an historic property is returned to a state of usefulness while maintaining its historic character. Starting out with a comprehensive analysis of the cultural and/or architectural heritage ensures a solid foundation for planning the entire rehabilitation process. Drawing upon the collaborative expertise of diverse professionals, rehab must be tailored to the unique character and historic significance. Ranging from minimalist repairs and overdue maintenance to more involved intervention such as modification to ensure structural integrity, installation and/or removal of windows and doors, and even construction of non-historic additions.

    Rosslyn’s Historic Rehabilitation

    From those early days as Rosslyn’s newest stewards, when Susan and I were still running on dreams, optimism, and a totally unrealistic sense for the magnitude of the project we’d undertaken, our twin objectives were to preserve the immense heritage we’d inherited while ensuring that our new home was a functional, energy efficient modern home attuned to our needs and lifestyle. Todd helped me understand that what we were undertaking was indeed an historic rehabilitation, and that paradigm shift that he initiated catalyzed a shift in my thinking not only about our revitalization of these four historic buildings, but indeed the entire ethos underlying our pivot from Manhattan to Essex and own own personal reawakening. But I’m getting ahead of myself…

  • Frosty Ferrying into Rosslyn

    Frosty Ferrying into Rosslyn

    Heck of a homecoming my frosty ferry ride into Essex two weeks ago on January 25. Damp-cold. Socked in. Snowing. I was dropping in for team time, scope shuffle, timeline tuneup, perspective pivot, and a revitalizing dose of laughter with friends.

    Team Time

    As I’ve often touted, teamwork is the first, second, and third priority for us today and every day. When our crew is collaborating and collegial, progress is usually swift and morale is buoyant. But when team dynamics falter, for any reason, it’s usually evident even from afar. Headway stalls and morale suffers. But the cause (often) and the remedy (almost always) demand a closer inspection, an immersion in the daily doings and conversations.

    So when forward motion on the icehouse rehab began to slow and spirit suffered, it became clear that I needed some hands-on team time to understand and improve the slide. And frankly, swapping video meetings and phone/text threads for in person, sawdust in the air, boots on the snowy ground, chalk line snapping, and overdue discourse dumping was enticing and necessary.

    Scope Shuffle

    Personnel particulars won’t be part of this post since who does what, when, where, why, and how is Susan and my concern. Teams coalesce around a common cause, and when necessary, teams adapt. Sometimes the cause shifts; sometimes the team shifts. My time at Rosslyn enabled me to ensure a clear understanding of the needed change(s) not just from my geographically challenged perspective, but from the diverse perspectives of the members of the team. What’s going on? What needs to change? Sometimes these reorganizations are awkward and uncomfortable, clarity elusive. But in this case there was broad consensus about what had been hampering progress and what would restore progress.

    Within a week of my arrival we remapped the coming weeks and months, shuffled incremental scopes of work, and made a few adjustments to the plan to better account for the new vision (and to accommodate a few tweaks that became clear to me being onsite that hadn’t been so clear in plans and photo/video updates.)

    Timeline Tuneup

    Today and yesterday I’ve been massaging the new scopes of work into the calendar. Roughly halfway through our start-to-finish timeline in terms of actual months allotted and permissible (October 2022 through May 2023) but less than halfway through the scope and schedule, the days and weeks ahead will require a significant uptick in productivity. For my part, that demands a thoughtful timeline tuneup that makes sense to Pam (project manager), Peter and Eric (carpentry leads), Ben (plumber), Brandon (electrician), and everyone else on the team. It is imminently doable. But careful coordination, clear communication, and steady productivity will be critical.

    There’s still some sourcing and sorting to complete. The map forward is apparent, but the individual journeys and when/how they are sequenced is still firming up. In the mean time, collective confidence and enthusiasm appear to be rebounding.

    Perspective Pivot

    It’s worth noting that a perspective pivot — mine as well as everyone investing their time, expertise, and passion — is actually a really important part of any project. It’s altogether too easy to settle into a pattern, allowing vision and expectations to narrow, simply bumping forward from one day to the next. We all do it sometimes. And yet we all benefit from voluntary and even involuntary disruption that challenges us to think differently, to dilate our our vision, to alter and amplify our expectations. Team dynamics are never static. They can feel static. For a while. Until something disrupts collegiality or workflow.

    I’m feeling reinvigorated by what was an unanticipated and unfortunate disruption in our team dynamics. I know that everyone on the team similarly desired and endeavored to avoid the eventual disruption. But the change catalyzed over the last few weeks is dramatic and profoundly positive. Our individual and collective perspective pivots have reawakened our sense of purpose and our confidence in the ability for the team to accomplish the rehab in a timely manner that will make us all proud.

    Laughter with Friends

    No sojourn to the Adirondack Coast would be complete without at least a few friends gathering. I’d initially tried to limit social time during my stay because the punch-list was ambitious. But the universe has her own ideas, and we’re wise to pay attention. I was reminded how fortunate we are to be part of a community that is thick with good people — smart, creative, cordial, civic minded, and caring — and despite my speedy sojourn I was able to share some meals, cross-country ski, laugh, and catch up with some of the many who enrich our Adirondack life.

    Moody Midwinter Mashup

    With all the warm-and-fuzzy updates top loaded, it’s time to acknowledge the moody vibes of the video above (if you can’t see it, try loading the URL in a new browser tab). My midwinter mashup isn’t an artistic feat by any estimate, but the black and white sequence, shot for the ferryboat upon approaching Rosslyn’s boathouse on my way from Charlotte to Essex, really does feel like what I was feeling upon arriving. And the less-than-perfect weather conditions emphasized the mood over the first 36-48 hours. Fortunately the weather improved and talk time with the team (and friends) restored the levity I usually associate with a return to Rosslyn. That said, it feels important to acknowledge that it’s not always rainbows and bluebird skies, neither literally, nor metaphorically. Sometimes life shades into shades of gray, and we have to cope, to come together creatively to restore the technicolor lifestyle we love.

    Frosty Ferry Crossings

    I’ll close with an acknowledgment that a frosty ferry crossing may not be the picture perfect memory that we conjure when relating the joys of community by ferryboat, but I’ve experienced so many meaningful moments just like this. Rainy, snowy, stormy,… The imperfect moments shape us as much as the sunny ones.

    Welcome to spring! It’s currently 43° at Rosslyn, on target to hit 46° shortly. Sun is out. Snow is melting. Bulbs are bursting. So many remarkable signs and suggestions that the vernal equinox may indeed have marked the transition from winter to spring (daffodils and daylilies perking up, an auspicious sunset cloud formation, a handsome Barred Owl encounter,…)

    Let’s start out with our just-passed solar equinox and then work our way toward the Barred Owl (Strix varia) and some celestial special effects from Susan’s end-of-day walk with Denise.

    That was yesterday. In fact, this post was intended to be published yesterday. On time. Relevant. But, sometimes searching for poetry preempts timely updates. Sorry.

    Despite the fact that today’s post is slightly out of sync with the astronomical calendar, I couldn’t resist the chance to subtly revise yesterday’s draft and share it anyway. There was simply too much resonance. Yes, I’m biased. But after yesterday’s candid peak into Rosslyn’s artifact-packed carriage barn (and into my mental morass where architectural salvage, historic rehabilitation, poetic introspection, and memoiresque storytelling commingle) it felt, well, almost logical. Bear with me? I find that spring’s arrival rarely follows a predictable schedule. Each year unique. And, in spite of the heathen thrill that comes with romancing celestial and meteorological rituals, it would appear that the vernal equinox is merely a symbolic approximation of springtime.

    An equinox occurs twice a year, around 20 March and 22 September. The word itself has several related definitions. The oldest meaning is the day when daytime and night are of approximately equal duration. (Wikipedia)

    I excerpted the tidy part, eliminating the inevitable diatribe about day and night not really being the same length. A debate for another blogger. I love rituals, even when they’re easily scoffed. Here’s a flip riff by Phil Plait (@BadAstronomer) if you’d like a quick scoff before we romance the vernal equinox.

    Today is the vernal equinox, what a lot of folks think of as the first day of spring (though given the forecast, people on the U.S. East Coast can be forgiven if they’re rolling their eyes at that thought, assuming their eyeballs aren’t frozen to their eyelids). (Slate)

    The omnipresent smell of mud hints at spring’s earth entrance, and that’s good enough for me. No. More. Snow. Please!

    Barred Owl

    Lackluster snapshot, but… Barred Owl. On vernal equinox. Flying, perching, flying again. Broad daylight. Spectacular.

    Tony and I were returning from the forest beyond Library Brook where we’d been blazing the next meander in Rosslyn’s ongoing trail building initiative. The brook was swollen and running wild. The trees were a-chatter with avian neighbors and squirrels riffing raucous against the riparian chorus. It felt like a page out of Dylan Thomas. And then Tony spied the owl.

    “Do you see it?” he hoarse-whispered, pointing up into the trees.

    I didn’t. He guided my gaze. But I couldn’t identify the big blob on a branch. Wrong sunglasses.

    “It’s an owl,” he said

    We walked closer. I fumbled with my phone, launch the camera app, zoomed in as far as I could, snapped a couple of images. We kept walking. The owl swooped away, an immense span of plumage, arcing through trees and branches powerfully, gracefully without brushing a twig.

    Disinclined by temperament to observe overt omens and symbolism in the world around me, I’m nonetheless receptive to the “singing underneath”. Sometimes life rhymes. I try to exercise humility and wonder in these moments. I endeavor to hear and observe and sometimes to record the poetry that presents itself. I’ll leave conclusions to others. For me, for now, questions are plenty.

    Daylilies

    With snow, still covering much of the ground, bulbs are bursting up, unwilling or unable to wait. The earthy array above are day lilies, among the thousands of green shoots reaching skyward below the stonewall that divides our lower lawn from upper lawn.

    Perhaps overly precocious sprouts. I’d venture a guess that some more freezing nights, possibly even some more snow might challenge these daylilies. And yet, as in all previous years, they will flourish, foliage thickening, stout stems reaching somewhere between knee and waist by Independence Day when they’ll explode in joyful orange blooms. They will. And yet I can’t help wondering if they’re premature?

    Sundown Skies

    As if conjuring orange blooms is contagious, the day’s spring preview weather concluded with a dash of colorful drama and cloud theatre extraordinaire.

  • Reawakening Rosslyn

    Reawakening Rosslyn

    “Rather than trying to coerce the house to do something new, we tried to reawaken it.” (New England Home)

    In “Taking the Long View” Paula M. Bodah refers to the renovation of a Victorian house near Boston, Massachusetts in unusually anthropomorphic terms. Reawaken? Since when do houses sleep?

    Despite the unfamiliar reference, Bodah’s terminology is precise, accurate and familiar. In the case of Rosslyn, reawakening is precisely how I too describe our renovation process, though I didn’t understand this at the outset.

    One of the joys of homeownership lies in expressing ourselves through our surroundings… Most of us can hardly wait to put our personal stamp on our living spaces. It is, after all, part of the process of turning a house into a home. (New England Home)

    While “turning a house into a home” is a topic for a future post, and although I’ve frequently joked that no detail of Rosslyn’s rehabilitation escaped our fingerprints, much attention was paid throughout to preserving the buildings’ unique heritage. My bride and I were far less preoccupied with our own personal stamp than we were with finding Rosslyn’s personal stamp, her DNA, and reawakening it to guide our renovation.

    In fact, I wanted to move into Rosslyn after six months — after the most critical infrastructure had been upgraded — so that I could discover the house by living in it. I wanted to understand Rosslyn from the inside out. Remember my coffee-in-the-morning pipe dream? My bride thought I was crazy at the time, willfully opting living in a full-scale renovation project. No doubt here judgment was sound, but it turns out my instinct wasn’t so unusual after all.

    The couple who bought this Boston-area Victorian [described above]… lived in their house for a full year, noting how they used the space and how the light flowed (or didn’t), thinking, planning and discussing before undertaking any serious renovating or redecorating. (New England Home)

    There’s a certain intimacy, a depth of familiarity and knowledge, that is only possible when you live in a house. When you fall asleep listening to its sighs and creeks mingling with the soft breathing of your bride and dog. When you wake up and navigate your way to the bathroom in the dark in the middle of the night. When an avalanche of snow slides off the roof, startling you early in the morning. When you wake up but stay in bed with your still sleeping bride because the room’s so cold, the comforter is so warm, and you can’t imagine feeling this cozy ever again. When Griffin, your Labrador Retriever, licks your cheek and stares at you pleadingly so that you slide into your robe and slippers and shuffle down the staircase to take him outside for a crack-o-dawn potty break. When you crack a pair of eggs into a sizzling skillet next to the popping bacon and wait for the house to smell like Sunday morning. When the ferry boat landing at the nearby ferry dock vibrates the house. When you step out of the shower onto the worn floorboards. When you inhale a nostril-full of moist brick after a summer rain. When you gather family together for a celebratory meal in the dining room with the smell of crackling fire mingling with the the aroma of roast turkey and pumpkin soup…

    These are the caresses and whispers that you miss when you renovate a house from without, when diagrams and computer-assisted drawings and conversations are the only firsthand contact you’ve experienced with the environment that will nurture and protect and inspire you for many years to come.

    Several years of interior design school underpinned my bride’s confidence that living in a home to understand it was unnecessary, that carefully calibrated (and much debated) drawings were more than adequate to understand the best orientations for bathrooms and kitchens and beds and desks. She was comfortable forging ahead.

    I was not. I wanted to touch and smell and hear Rosslyn in order to understand her. I agreed with my bride that it was critical to renovate our home according to the needs of our own lifestyle, but I wanted to ensure that we weren’t imposing our own will haphazardly onto those of the house.

    Perhaps this sounds contrived? Perhaps it hints of New Age-y pseudo philosophical blather? I don’t fully disagree. But it’s an honest accounting of our differences as we plunged into Rosslyn’s renovation.

    For a long time I struggled to admit to myself, much less to my bride, that I considered it arrogant to impose our dreams upon Rosslyn without first trying to understand her dreams. I was obsessed with reawakening and listening to the old house, trying to hear what she was trying to tell us.

    At first we strained to hear, and then it became easier. Her stories, her dreams flowed, and before long we lost the ability to mute Rosslyn. We were inundated with her past and her hopes for the future. Before long it grew virtually impossible to distinguish between Rosslyn’s will and our own.

    And so the scope of our project mushroom and the timeline extended. And mushroomed. And extended. We joked that we had been kidnapped by Rosslyn, and in a sense we had.

    Did Punxsutawney Phil see his shadow? Is spring around the corner? Are we headed into six more weeks of winter?

    In this high tech era of satellites forecasting weather from beyond the beyond, intricate algorithms gobbling gargantuan data sets, and media channels dedicated to analyzing and communicating meteorological mysteries in real time, we still get excited on February 2 to see how a groundhog will react to brisk midwinter conditions. It’s folksy fun, I suppose. Maybe a result of cabin fever…

    Today the furry fellow decided it was wiser to double down on hibernation. Spring’s still a long way off, at least in Punxsutawney, Pennsylvania.

    Groundhog Day Haiku

    To be sure, Essex isn’t exactly tropical compared to Punxsutawney, so a belated de-wintering would seem inevitable based upon this morning’s proceedings. But, I’m pro-spring, even if that puts me in disagreement with Phil.

    Unlike the groundhog,
    fur ruffed against shadowed chill,
    I suspect springtime.

    I love springtime almost as much as I love morning, and for similar reasons. So much possibility in both reawakenings!

    And who’s to say that haiku poetry is any less indicative of spring’s arrival than a groundhog coddled by top hatted members of the Punxsutawney Groundhog Club gathering at Gobbler’s Knob? Not I. (Which begs the question, what *else* do marmots and micropoems have in common?)

    Punxsutawney’s Meteorological Marmot

    What to make of an annual tradition centering around a groundhog venturing out of hibernation to prognosticate on the coming season? Let’s dig into the legend of Punxsutawney Phil.

    Each February 2, on Groundhog Day, the members of the Punxsutawney Groundhog Club make the pilgrimage to Gobbler’s Knob, Phil’s official home.

    The group waits for Phil to leave his burrow and, legend has it, if he sees his shadow we’re in for six more weeks of winter. If he doesn’t, we get to bask in an early spring.

    Scientifically speaking, winter will officially come to an end on the equinox on March 20, regardless of what Phil predicts. But Mother Nature doesn’t always follow the timetable, and neither does Phil.

    Though Phil has no meteorology degree, every year the United States tunes in for his prediction.

    Phil’s track record is not perfect. “On average, Phil has gotten it right 40% of the time over the past 10 years,” according to the National Centers for Environmental Information, a division of the National Oceanic and Atmospheric Administration… (Source: CNN)

    So, the meteorological marmot’s not the best indicator of whether or not winter will yield early/late to spring.

    This year marks the third straight year the groundhog spotted his shadow, something that he has often done since making his first prediction in 1887. Of the 127 recorded times Phil has predicted the weather, he has now seen his shadow 107 (84%) times. His longest streak of seeing his shadow remains at 31, when he saw it every year from 1903-33.

    But math be damned! There’s a whimsical charm surrounding the event. Seasonality keeps us in sync with our environment, wondering and wandering about nature, so the meter-marmot’s sub 50/50 track record isn’t really the point.

    To better understand the popularity of Groundhog Day, Troy Harman (Penn State University history professor and Gettysburg National Military Park ranger) talks left brain, right brain and the science-to-tradition spectrum.

    “Throughout history, whenever there has been a real strong emphasis on science, its counterpart of intuition, instinct, emotion, imagination — the right side of our brain — pushes back a little bit,” Harman says, explaining that Groundhog Day took off right around the time of the industrial revolution.

    He says those massive societal and technological changes spurred a desire to return to what people imagined were simpler times, in the form of things like literary romanticism and gothic revival architecture…

    “I strongly suspect that the people that go to Gobbler’s Knob are fully aware of the power of science, but at the same time want to hold on to traditions and a deeper vibe,” he says. “There’s the instincts and the intuition and the imagination that every human being has that has to come into balance with logic and reason.” (Source: NPR)

    It seems there’s plenty more to be said on this logic, reason, and science versus intuition, emotion, and imagination comparison, but this isn’t the time or place. And I think that Harman’s probably right. Trusting in science and logic, many/most of us still allow room for romantic traditions and intuition. It’s quite likely a part of what humanizes us.

    Six More Weeks of Winter

    So whether today’s shadow viewing gets chalked up on the wins side or the losses side of Punxsutawney Phil’s tally, we’re likely to see another six weeks on winter weather in Essex. Sure, there will be some balmy days when the mud oozes, but it’s a rare year that February and even much or March aren’t snowy or at least inclement. But we’re hoping this year to take advantage of the high tunnel to fast-track spring in the vegetable garden, so we just might stand a chance of realizing the optimism in my haiku!

    In closing, you may be wondering what the difference is between a groundhog and a woodchuck. And what about a marmot?!?! Although the three names are often used interchangeably, the “marmot” is exactly the same as the other two. While a groundhog and a woodchuck are one and the same wildlife (taxonomically Marmota monax), the term “marmot” generally refers to the entire genus Marmota and/or the subgenus Marmota which includes the groundhog (aka woodchuck, whistlepig, monax, moonack, whistler, groundpig, etc.) Armed with that tidy tidbit of trivia you’re armed and dangerous for happy hour this evening.     Mornings offer me moments of introspection, mostly optimistic meditations catalyzed by the dawning of a new day. A fresh start. So much pent up potential swelling. And like morning, springtime fills me with enthusiasm for what is possible. A seasonal morning. And so I’m finding myself lately absorbed in this liminal zone of daily and seasonal reawakening. Yes, it’s been a meditative March…

    This morning’s March 16, 2023 sunrise over Lake Champlain — with new snow still covering Rosslyn’s lawns and fields but the lake lapping languidly, never having frozen this winter — conjures exuberance and anticipation, both overlaid with dark silhouettes. There is heightened contrast and a lingering darkness. There is also explosive blooming of color and light. Our winter world is reawakening.

    With the official start of spring only days away, even the calendar acknowledges this liminal moment. Meditative March is not subtle in its instruction. Pause. Consider. Mindful morning meditations happen unbidden, but wonder wants throughout the day. Allow for it. Tea and rumination. A muddy meander. A hunt for green shoots parting the leaf rot, swollen buds bursting along stems and limbs, the Doppler effect of Canada geese migrating high overhead, locating last season’s allium stems hung for drying in a carriage barn horse stall,…

    There’s something about the light in that snapshot above — weak, filtered through cobwebs, illuminating edges, painterly, flirting with chiaroscuro — that mesmerizes me. It conveys that meditative March moodiness, as if the carriage barn, as if Rosslyn itself were ruminating, introspective, contemplative, wondering and wandering inward… Can a home brood?!?!

    This is Not a Metaphor

    In the vintage postcard above — faded, blurred, and stained with touch and time — the historic lighthouse located at Split Rock in Essex, NY reigns over a promontory bearing a curious resemblance to an arboretum, more landscaped and less wild than today. A copse of diverse specimen trees here, a granite outcrop there, a grassy bluff here,… I can’t help but see a sort of Split Rock botanical garden. But it wasn’t. I imagine the photographer and postcard publisher were likely thinking of the flora and topography as mere garlands for the centerpiece, the focus of the postcard: Split Rock Lighthouse.

    There’s something comely about an old lighthouse, a spire of stone stacked skyward to secure a lofty perch for a sweeping beam of light. Bold, dependable, comforting. Or is it? Perhaps it’s just a tall tower like a barn with a silo? Is tall bold? Is a fortress-like column comforting? We ascribe much meaning to lighthouses because of their function. They are predictable and dependable because predictable, dependable lighthouse keepers ensured that they were. Today, I suppose, that’s mostly the work of technology. Bold and comforting likewise derive from function. Stormy night, navigating challenging seas, unreliable visibility, a valuable cargo, and the wellbeing, heck maybe even the lives of the boat’s captain and crew,… And then a navigational beam cutting through the blindness, showing the way to safe port. Or at least around a potentially dangerous obstacle that might otherwise have scattered ship and crew, reducing their industrious mission to memory and flotsam and jetsam.

    In short, we think of lighthouses, so often portrayed in photographs and other artwork, as visually equivalent to the function they fulfill. We conflate the building with service it enables. We deploy references to lighthouses with confidence that our audience will understand what we mean. We think in metaphor. We speak in metaphor. And, by and large, the viewer, listener, or reader understands what we wish to imply.

    This Is Not a Metaphor

    Seven years ago, I was hit by a truck. This is not a metaphor. I was crossing the street two blocks from home when the driver, blinded by the sun, rammed into me. During my nine-month recovery, I began to reflect upon my life… I realized that for years, I had been stuck on an endless hamster wheel… I remembered the joke about the airline pilot who addressed his passengers over the intercom: “Attention: I have bad news and good news: Radar is down. We’re totally lost! But you’ll be glad to know we’re making very good time.” I knew I needed to make a change. — Susan Fassberg (Source: The Art of Looking – Reinventing Home)

    The tragic accident, Fassberg assures us, is not a metaphor. Real truck, real sun, real collision, and real injuries. But the hamster wheel and the airplane trip? Metaphors. A pair of accessible and effective metaphors help Fassberg tidily convey her truth. She was stuck and needed to make a life change.

    When Susan and I opted into the adventure of reawakening Rosslyn as our home, we knew that we needed to make a change. We were navigating disorienting liminal changes (personal, professional, financial, and even philosophical/ethical). In the midst of these tempestuous transitions, we latched onto a hope that Rosslyn would help us reboot. Rehab. Maybe reawakening a needy property would reawaken our own hopes, optimism, confidence. We were in need of a full system reboot. Unplug. Count to ten. Replug. And, in our infinite wisdom (read irony, ergo… our infinite folly?) we chose to believe that Rosslyn, in need of TLC (and possibly life support) herself, would be able to minister to us. Made perfect sense at the time!

    We had not been hit by a truck. Not a literal truck at least. Perhaps a metaphorical truck. Or several metaphorical trucks. And the joke about the airline pilot? Really, really familiar. Only, purchasing Rosslyn didn’t exactly precipitate a safe landing. Not for a few years, at least. And, yes, we were lost before throwing ourselves at the feet of Rosslyn, and we were often quite lost during those first few years.

    Sure, we needed change. But we basically leaped into the tumbling kaleidoscope of constant, unpredictable change, each juggle and bump triggering a dazzling aurora borealis of tumbling technicolor mystery. Mysteries. It was spectacular and intoxicating. And it was often disorienting. Sometimes it was debilitating.

    Are you with me? Maybe 50-100% clear on what I’m trying to say?

    No?

    Me either.

    Not a metaphor, I promised. And then, I dove into metaphor. Metaphors.

    Sorry.

    Sometimes what I want to say and what I think I want to say are like the nearly marooned boat captain and the fog-lancing lighthouse. Each reaching through the turmoil toward one another, but only occasionally, fleetingly connecting.

    When in danger of becoming marooned, I tell myself, narrow the focus. Tack 90° or so in a different direction. Decrease distance to desired destination by abbreviating the current journey….

    Projecting Passion & Lovestruck Infatuation

    I’ve often used the words “smitten”, “seduced”, beguiled, enchanted… when referring to Rosslyn. I ought to be more specific. I used these fuzzy euphemisms when describing my personal relationship with Rosslyn. And, in an effort to be as candid as comfortable — hopefully catalyzing some sort of catharsis, some sort of eureka moment clarifying this sixteen year affair with a home — I insisted, especially early on after purchasing Rosslyn from Elizabeth and George McNulty, that he, George McNulty, seemed to have had an almost four decade long love affair with Rosslyn. I even once asked his son, Jason McNulty, what he thought of that observation. I don’t recollect him making too much of my peculiar characterization, but perhaps I’ll find the opportunity to revisit this over-the-top and totally unjustified hypothesis. I bring it up now because it strikes me as peculiar that I initially felt so certain, perhaps I even needed to understand the previous owner’s relationship with this property as being a sort of love affair, an enduring passion that ran parallel to his marriages. And peculiar that Susan and I adopted this anthropomorphic oddity in explaining our own relationship with Rosslyn.

    I relied on this fuzzy explanation for our outsized investment of energy, resources, and life into an old house because it was a way of avoiding the complexity of our true relationship. I figured that my love entanglement language would simply be heard as metaphorical exaggeration. And I hastened to contextualize my own infatuation with the previous owner’s alleged love affair as if to suggest that this property had a certain charm that could only be approximated with the language of love and passion. We all tend to speak in hyperbole, especially when asked to justify odd, uncharacteristic, or extreme behavior. Certainly our family and friends would have been justified in describing our all-in obsession with Rosslyn as reckless, foolhardy  infatuation.

    But I suspect that most who’ve heard me claim that we were beguiled or smitten, never really took me literally. Perhaps I didn’t take myself literally. I’ve come to wonder if this is not a metaphor at all. Or if we’re unable to navigate, to grapple with loss and hurt and confusion and hope and optimism without the medicine of metaphor.

    Why did I illustrate this post with Split Rock Lighthouse? Why did I borrow Susan Fassberg’s brave truth and then trip repeatedly over metaphor despite an sincere effort to come clean, to carve our some crystal clear truth? And why is it so comforting to include this second postcard above as I wander toward my conclusion-less conclusion to this post?

    The vantage from the lighthouse, looking south, the postcard states (although its actually sort of southeast), across the northern end of the Split Rock Wildway, across Lake Champlain at the beginning of The Narrows, and then across Vermont toward the trailing end of the Green Mountain, this vantage is familiar. It is our metaphorical front yard. It is a significant reminder that our attraction to Rosslyn was, yes, a handsome old home and boathouse, but it was also this realm, this wild and overgrown invitation to let go… of so much. And to allow ourselves to gradually reawaken, to reinvigorate our hopes and dreams and to rediscover a future that had become stormy and confusing.

    [I’ve just attempted to reread this post without hitting delete. What in the world am I wrestling with? And why is it so elusive? Damned if I know. Yet. But if you’ve made it this far, I apologize. Sometimes the captain navigates the ship. Other times the tempest itself seizes the helm!]

    On October 18 I laid out some goals for my series of icehouse rehab updates. I’d already been posting for about two and a half months at that point, looking in depth at the summer’s deck rebuild. I intended to continue posting for the duration of our adaptive reuse project, transforming a late 19th century icehouse into a 21st century studio+studio+flex entertaining space. Today, about another two and a half months into the journey, I’d like to evaluate whether or not I’m on target. Are my icehouse rehab updates achieving objectives?

    Before revisiting the goals, I should note that I’ve neglected the serializing protocol—titling updates with sequential numbers—that I established at the outset. (I think this is only a temporary commission that I will/may update anon to help organize the posts chronologically.) This started when my updates fell out of sync with the calendar weeks which I’d initially used as an organizing principle. And subsequently I began emphasizing the discreet projects and people instead of the chronological sequence. Concurrently chronicling the boathouse gangway added to the confusion and incentivized focusing more narrowly on each notable project and progress milestone. Sorry if this has been confusing. Consider it an act of omission rather than an act of commission.

    So, let’s start with my original list of goals.

    The idea behind these weekly updates, chronicling our progress on the icehouse rehabilitation project is multifaceted (ie. muddled and evolving.) As I recap the second week, here are few of the underlying objectives:

    • recognize/celebrate our distributed team (Trello to coordinate, @rosslynredux to showcase, rosslynredux.com to chronicle, etc),
    • transparently map our rehabilitation process, accounting for the ups and the downs without “airbrushing” the journey (rehab inside out)
    • document our fourth and final historic rehabilitation project at Rosslyn,
    • inspire others to undertake similarly ambitious and rewarding rehab adventures, ideally with an eye to adaptive reuse of existing structures,
    • and leverage this current experience as a way to revisit and reevaluate our previous sixteen years of Rosslyn rehab ad infinitum.

    That first bullet point was as much a personal planning memo as anything. Our use of Trello within the team isn’t really particularly relevant to readers, so I’m not sure why I included that. But I did, and we depend heavily on this application for keeping everything in sync; coordinating materials, subcontractors, and deadlines; tracking progress; etc. I’ve been using Trello for years, and it’s difficult to imagine life without it.

    As of now I’m pretty pleased with the accomplishment on rosslynredux.com which I’ve succeeded in updating daily (162 days today!) with episodic, voyeuristic glimpses into the day-to-day. Although this chronicle, isn’t an unfiltered tell-all (in part because it would take too much time to record and relate in real time), it’s an attempt to live this project inside out. In other words, it’s an open door and an invitation. So far, so good. And challenge of documenting the progress on several concurrent projects happening at Rosslyn has re-immersed me in the quest—a protracted contemplation on reawakening and revival (domestic/residential and individual/personal) while exploring the role that home plays in this renewal—that I’d allowed the languish in recent years. And so it is that my daily updates are interspersed with reflections on the broader arc of our relationship with Rosslyn, wayward wonderings about the poetics of place, peripheral inquiries into homeness and nesting (and their alternatives), and even a fair share of introspection around how we perceive and remember and recount since I’m made daily aware how differing our experiences of the selfsame events and happening and conversations can be.

    And then there is @rosslynredux in Instagram, a whimsical world of eye candy and creative chronicles and inquiring innovators and curious companions all around the world. Although there is much overlap with the website, I often discover a refreshing creative energy on the platform. Many inspiring connections have come out of this vast digital agora, and the encouragement and feedback have been deeply stimulating.

    My second bullet above, “transparently map our rehabilitation process, accounting for the ups and the downs without ‘airbrushing’ the journey” has been mostly successful. Over the last five plus months I’ve welcomed a more collaborative creative energy to the project, encouraging others participating directly or indirectly to share their perspective(s). This has largely come with photographs and videos, sometimes words via phone calls, text messages, and emails. I am finding this level of narrative collaboration invigorating, and I’m hoping to encourage more in the weeks ahead. Diversifying the creative ingredients will likely improve transparency. That said, there are inevitable ups and downs on these sorts of projects, these sorts of timelines, and I’ve exercised restraint on several occasions when less filter might have made compelling storytelling but might also have compromised the collegial energy underpinning the many successes to date.

    As such the metaphorical “fly on the wall” is more aspirational goal than reality, and the voyeuristic glimpses captured in these blog posts do not pretend to be much more than editorialized field notes.     In short, I’ve remained an active mediator, determining how much/little of the ups and downs benefit from 100% transparency. That said, this has been the “rehab inside out” that I envisioned at the outset, and it has added a fascinating component to the scope of our current projects.

    Proceeding to the third bullet, I’m pleased with the fact that we’re documenting this final historic rehabilitation project at Rosslyn far better than any of the other three buildings. Fortunately I have years of photographs, notes, field notes, audio recordings, etc. that I’m now drawing upon to help fill in some of the “white spaces” in this nearly seventeen year adventure. There’s far too much discourse and brainstorming and troubleshooting to record it all, but I’m collecting plenty of material that I’ll post if/when time allows. I’m eager to show others what this process looks like, what a 16+ year rolling renovation project feels like, and I’m hoping that sharing this experience will also help amplify the idea of home renovation and construction and landscape design and gardening and nesting as creative arts, learning opportunities, and immensely rewarding adventures.

    I’ve gotten ahead of myself, rolling right into my fourth bullet. I’ve waxed on elsewhere about the importance of embracing creative risk (especially Carpe Midlife), so I’ll abbreviate for now as the verdict—whether or not I’ve yet inspired anyone—is still out. But I’m endeavoring to immerse readers in the totality of a project like this, capturing some of the million and one small decisions that ultimately define the way everything gradually coalesces into a finished work. I’m genuinely hoping that the cost of creativity will seem paltry in comparison to the mountain of reward. If not, I’ll try harder! And the emphasis on rehabilitation, and repurposing, and upcycling, and adaptive reuse,… these are not intended to be preachy moralizing. Sure, they’re vital in this day and age, but they’re also immensely satisfying. Don’t trust me. Try it out!

    My last bullet point is a goal that I’ve already drifted into. Throwing myself into the current rehab and maintenance projects, even as an ideas and oversight participant rather than a hands-on participant has reinvigorated my enthusiasm for Rosslyn Redux manyfold. I’m swimming in documents and artifacts and photographs and notes—sooo many notes—from the last sixteen years of Rosslyn’s rehab ad infinitum (and the life / lifestyle we’ve enjoyed as a result of Rosslyn’s benevolence). I’m attempting to curate the ones worth curating and attempting to dispose of the rest, distilling from a decade and a half journey the parts worth assembling into an exhibit of sorts. It’s a work in progress, and it’s still a daunting distance from any sort of unveiling. But I’m alive with purpose and enthusiasm. And the vision is clearer each day. So, I’m guardedly optimistic that a few more months on this same trajectory and I’ll be ready to articulate clearly and definitely what I’m creating. And why. If only I can maintain the level of acute attention, if I can sustain this peculiar appetite for sifting and collaging and jettisoning the sentimental that too often pervades the true and beautiful bits, then I will have accomplished my biggest goal of all.
